Our brief was focussed on retaining the core building structure and improving floorplates by introducing extensions to the rear of the building and a 0.5m forward projection as part of a new, more attractive façade to Newhall Street.
Key to the design was to improve the current office layout in order to maximise floor to ceiling heights and to create open plan office space which addressed existing space planning issues within the building.
The existing building had a back office separated from the front by the core and this space was always difficult to let. A number of options were explored to link the front and back spaces together and maximise floor area. These ranged from minor refurbishment through to full demolish and rebuild, and each was tested in terms of its financial viability. The selected design created an extension linking the office space around the core, as this provided the best solution based on cost benefit analysis for the client.
It was our quality of design approach, combined with a broad experience and understanding of the area that provided a workable solution and helped the project move forward.
Located within the conservation and heritage area of Birmingham city centre, one of the key objectives for the project was to create a building that was sensitive to the character of the surrounding area.
Through careful design consideration of materiality and massing, the final design responds to the adjacent buildings whilst still creating an eye-catching office development that enhances the street scene.
Additional floorspace was gained through an 'oversite' build which protrudes from the existing building frontages.
The ground floor provides a new distinct entrance foyer to the office space above and a new restaurant alongside creating an active frontage along Newhall Street.
Strategic architectural enhancements, improved thermal performance and effective mechanical and electrical systems contributed to achieving an attractive and efficient building.
