FORT HALSTEAD

  • THE PROPOSED REGENERATION AND REDEVELOPMENT OF THIS FORMER MINISTRY OF DEFENCE SITE PROVIDES A UNIQUE OPPORTUNITY TO DELIVER AN EXEMPLARY MIXED USE DEVELOPMENT WITHIN AN AREA OF OUTSTANDING NATURAL BEAUTY.
  • The vision for the site is to deliver a sustainable balanced community within a well integrated layout that responds to people, community and environment. The proposed redevelopment will deliver circa 900 homes together with employment, retail and associated uses, and provides a rare opportunity to redevelop a significant Brownfield site in the Greenbelt while creating a vibrant living village for the 21st Century. It is intended that up to 40% of the developments energy requirement will be delivered from renewable sources while the office buildings will target BREEAM ‘Excellent’.

    Through the introduction of the local Agricultural College the campus is also intended to deliver training and jobs in the form of woodland management, viticulture, rural business management and environmental courses.
  • The AHR Advance Design Group Group worked with the design team to develop a series of applications to help inform the emerging landscape-driven masterplan. The main applications focussed on visual envelope, land-use/ mix, and accessibility/ routing/ catchment areas.

    Visual Envelope: an application was developed to calculate the maximal developable massing envelope that would not interfere with key viewpoints from the surrounding countryside.

    Land-use / mix: scenarios for land-use allocation were generated automatically on the basis of a specified mix and density, plus constraints such as site-conditions, accessibility levels and adjacency relations.

    Accessibility / Routing / Catchment areas: the routing and catchment-area applications developed by the Computational Design & Research group were applied to the site designs to study accessibility levels to transport as well as key destinations such as schools.
