THE LEXICON

  • THE BRIEF CALLED FOR THE REFURBISHMENT OF TELEVISION HOUSE, A 7 TO 10 STOREY OFFICE AND RETAIL BUILDING ON THE CORNER OF PETER STREET AND MOUNT STREET WITHIN THE ST PETER’S SQUARE CONSERVATION AREA.
  • The existing building, designed in the late 1950’s, utilised a close 1600 grid of structural concrete mullions to the façade in filled with opening W20 single glazed steel windows and concrete spandrels. However, nearly 50 years later, the steel windows were in a very poor condition, single glazing and a lack of insulation gave a very poor thermal efficiency.

The new over-cladding created a sealed envelope around the existing façade thus allowing careful removal of the existing windows outside of office hours. New comfort cooling and heating with heat reclamation replaced the inefficient single glazed opening windows and electric heaters. The design of the new cladding emphasises the verticality of the original structural mullions, overlaying a simple silicone glazed cladding grid maximising clear openings to the offices between soffit and concrete up stands. At the entrance, the existing pastiche pediment was replaced by a double height granite plinth and wrapped glass canopy.
  • To reinforce the buildings credentials as a highly regarded office development and improve the working environment for existing tenants, the Practice was commissioned to create a prestige reception area.

Service included full interior design, space planning and specification of furniture, fittings and equipment, graphics, wayfinding and FF&E. The final design uses the highest specification with regards to finish quality and materials used, and also brings the building up to the standards required by public spaces in line with Building Regulations and DDA legislation. The scheme has presented the client with a final product which successfully interprets the language of the existing building to create a stunning reception worthy of such a landmark building.
